Sloping Buderim block to fixed-price family pool, Buderim. A two-metre fall and sandstone under the surface, surveyed and priced before contract, then built to the day on the program.

The job

What we walked into, and what we did.

The problem

A steep Buderim backyard with a two-metre fall and sandstone close to the surface, the exact site where other builders had quoted low and left the rock and retaining as provisional sums. The owners had been burned by a variation on a previous job and wanted a price that would not move.

Our approach

We bored the site and tested the rock before quoting, engineered the retaining into the design, and set the whole job, dig, shell, retaining, fencing and surrounds, as one fixed price with a dated program. The rock that would have been a five-figure surprise on another quote was already in the number.

The result

A level entertaining terrace and an 8 by 4 metre pool delivered to the quoted fixed price, with zero variations. The build hit every date on the program and passed safety certification at first inspection.

Materials

  • Engineered concrete shell on a piled, retained edge
  • Mini-pebble interior in a deep blue tone
  • Porcelain coping and full-width waterline tiling
  • Variable-speed pump and certified glass barrier

“Two other quotes were cheaper until you found the provisional sums for rock. Aqualine tested first, fixed the price, and that is exactly what we paid.”
