Access for machines and trucks

An open driveway and an excavator that drives straight in is one job. A narrow side gate, a sloped block or a craned shell over the house is another. Access is measured on the site visit and named in the quote.

Pool size, depth and shape

A compact plunge and a large free-form entertainer with a beach entry use different volumes of concrete, steel and finish. Size and depth set the base, and they are fixed once specified.

Interior finish and surrounds

A quartz render, a pebble interior and a fully tiled pool are three different prices, by name in the quote. Coping, paving, decking and water features are listed separately so you can see exactly what each adds.

Fencing, compliance and certification

Every Queensland pool needs a compliant barrier and a certificate. We include the fence and the certification in the fixed price, so it is never the surprise bill that arrives after the water does.

Right when: A smaller block, a courtyard, or a cooling-off and lap-swimming brief rather than a big entertainer.
Wrong when: You want a large free-form entertainer with a beach entry. That is the family or premium build.

A custom in-ground concrete pool built for everyday family use: filtration, certified fencing, coping and a finish chosen from named ranges, all in one fixed price.

Right when: A standard suburban backyard and a brief for a durable, low-fuss family pool that lasts decades.
Wrong when: You only need the existing pool resurfaced or the equipment replaced. That is a renovation.

Premium pool & surrounds

A designer concrete pool with the full backyard: paving, decking, water and lighting features, heating and automation, delivered by one crew to one program.

Right when: A larger or sloped block, a design-led brief, and surrounds you want built as one project, not bolted on later.
Wrong when: A straightforward pool on a flat block. The family build gives you that for less.

Renovation & resurfacing

Bringing a tired pool back: re-finishing the interior, new coping and tiling, equipment upgrades and bringing the fence up to current compliance.

Right when: A structurally sound pool that looks dated, leaks slightly, or runs old, thirsty equipment.
Wrong when: The shell is failing or the pool no longer suits the home. A rebuild is the honest call, and we will say so.

Why is one pool quote so much cheaper than another?
Usually because the cheaper one is a "from" price with the hard parts left as provisional sums. Rock, difficult access and the compliance fence are quoted as allowances, then become variations once the dig is open. We survey and price those before contract, so our number is the whole number, not a starting one.
What does a full concrete family pool cost on the Sunshine Coast?
Most family concrete pools land between $65,000 and $110,000, fixed. A compact plunge or courtyard pool runs $35,000 to $65,000, a renovation $18,000 to $55,000, and a premium pool with full surrounds from $120,000 to $250,000 or more. Your figure is set by your site, your pool and your finish, and we fix it in writing before any work.
What are provisional sums, and why do you avoid them?
A provisional sum is a placeholder price for work that has not been properly costed yet, most often rock removal, tricky access or fencing. It lets a builder advertise a low number, then bill you the real cost mid-build. We test the ground and survey access up front so nothing is a provisional sum. The price that starts your build is the price that finishes it.
Is the pool fence and safety certificate included in the price?
Yes. Every Queensland pool needs a compliant barrier and a safety certificate, and both are line items in our fixed price. You will not get a separate fencing bill arriving weeks after the water does.
