  • The ground you are digging into

    Clean sand digs cheaply. Rock, clay or a high water table mean rock saws, extra spoil removal and engineering. This is the number-one reason other quotes blow out, so we survey and price it before contract, never as an allowance.

  • Access for machines and trucks

    An open driveway and an excavator that drives straight in is one job. A narrow side gate, a sloped block or a craned shell over the house is another. Access is measured on the site visit and named in the quote.

  • Pool size, depth and shape

    A compact plunge and a large free-form entertainer with a beach entry use different volumes of concrete, steel and finish. Size and depth set the base, and they are fixed once specified.

  • Interior finish and surrounds

    A quartz render, a pebble interior and a fully tiled pool are three different prices, by name in the quote. Coping, paving, decking and water features are listed separately so you can see exactly what each adds.

  • Fencing, compliance and certification

Because that headline leaves the expensive parts out. Rock, access, soil and fencing compliance get parked as provisional sums, which means they are guessed now and billed for real later. We price all of that before you sign, so the number that starts the build is the number that finishes it.
